Yes. All apartments feature wardrobes and linen cupboards. Secure, underground parking is provided for residents of Little Bay Apartments. Most apartments have their own car space and some larger apartments have two. There are also a number of visitor parking spaces available. To enter the carpark, residents are provided with a security access key. Some apartments have additional secure storage located adjacent to the allocated car spaces.

In addition, Little Bay Apartments features a communal lounge, function room and dining room for the exclusive use of residents and their guests.

There are security patrols at night. Each apartment has a security intercom and a video screen that lets you see who is visiting you. There's a manager on site at all times.
St Luke's Care is responsible for the cost of maintaining appliances and the fixtures and fittings of all homes. If any of the appliances such as the fridge, washing machine, air conditioning, clothes dryer, oven, cooktop or rangehood malfunction, St Luke's will repair or replace any of these items with a similar brand or quality.
The on-site maintenance staff will attend to day-to-day maintenance requests, such as replacing light globes, repairing leaky taps and other minor repair work. Work that falls outside of the scope of St Luke's maintenance people will be dealt with by an appropriately qualified professional tradesperson. This means that only trusted and reputable service technicians will be visiting Little Bay Apartments – ensuring greater security and quality of repair.
Little Bay Apartments are resident funded and generally fees instead of levies are used to contribute to services such as:
Fees are reviewed on an annual basis, as required by the Retirement Villages Act and Regulations. After consultation with the management committee, the fees are then presented to the residents in the form of a proposed budget for residents to approve. Fees vary according to apartment size. They range from $416 to $520 a month
Yes, there is a public bus stop within 200 metres. Services run every half hour to Circular Quay and Railway Square and the residents of Little Bay Apartments can enjoy the convenience of the Village bus which takes them on excursions of their choosing. Recent trips have included Bondi Junction for shopping and a day trip to Kiama.
No. Stamp duty is not chargeable because you enter Little Bay Apartments under a license agreement. See the next question for more information and don't hesitate to contact us if you'd like more information.
No, however you have the same benefits, freedom and independence as you would have if you held a title agreement to your apartment, but you actually purchase what is known as a license agreement. This means that there is a deferred management fee payable when you eventually sell your property. This is quite usual with retirement living properties but may be unfamiliar to you. We recommend that you sit down with one of our staff so that they can fully explain this and answer any questions you may have. We also recommend that you seek independent legal advice.
Our onsite hairdressing salon provides an extensive range of services, from cutting and styling to colouring, and is available on Tuesdays from 10am. Appointments can be made by calling Little Bay Apartment's front desk.
